Do you always need a new roof when shingles are old and worn out?

It's possible you do not need a new roof.

 

Roof shingle replacement isn’t as comprehensive as a full roof replacement or a tear-off.  A full roof replacement includes replacing the roofing deck, the underlayment, and the shingles. A tear-off is when all the shingles are replaced, but nothing else is replaced.

 

If enough shingles need to be replaced, or if you’ve experienced leaks (which suggest damage to the roof deck), then you may need more then roof shingle replacement.

 

It’s important to work with a roofing company that will look at the particulars of your situation and tell you what’s critical vs. ideal, rather than suggest more work than you may need.

Can a roof with one shingle missing cause a leak?

Eventually, yes.  The amount of time it will take can depend on where the shingle went missing. If the missing shingle has exposed a section of underlayment then the roof will leak as soon as it's exposed to heavy rain.

 

If the shingle overlapped another shingle seam then the other shingles may "cover for" the missing one for a while, but eventually that whole patch of your roof will let the elements through.

 

Fortunately, replacing one shingle is a pretty inexpensive deal. Even replacing several shingles is cost-effective. Just don't wait for the water to come pouring.

When should a roof be checked for missing shingles?

It's a good idea to do a walk-through of your home after any major storm. If debris has fallen on your home or if you had high winds, there's a chance a shingle went missing.  That plus regular roof inspections should alert you to any missing shingles before they become big problems.

How much does it cost to replace roof shingles?

It depends on how many shingles you need replaced. A bundle of shingles (about 30 to 35 shingles) costs $30 to $50. The costs of both materials and labor on a job where we're replacing a short row of shingles can be less than $200.

Tear-offs or roof replacements run in the thousands, of course.
