Roof Inspection

If you don't have a roof, you don't have a home. The best way to protect your home and avoid costly repairs is to get a roof inspection, preferably every few years.

You should get a roofing inspection every three years, or any time you're considering a roof replacement, upgrade, renovation, or repair. Your realtor may also recommend one if you plan to buy or sell your home.

If you live in the Peoria area, you can contact Landmark Roofing to schedule your roof inspection.

Or you can read on to find out more about roof inspections.

What's covered in a roof inspection?

You'll receive both an interior roof inspection and an exterior one.

During the interior roof inspection, we will go up to your attic to check your insulation and ventilation. We'll also look for signs of mold and wood rot. That can tell us whether your beams are sagging or need to be replaced.

Next, we'll up to the top of your roof. Well use an infrared leak detector to catch leaks that may not be obvious yet. We also check the shingles and flashing for signs of damage.

Finally, we create a written report of what we find. We’ll let you know whether your roof is in good shape, needs some preventive maintenance, needs repairs, or needs to be replaced.

If any work is required, we’ll give you a breakdown of everything that needs to be fixed and give you an estimate on what it will cost to fix it.

If you get a roof inspection every three years you’ll catch most problems before they become expensive or dangerous.

How much does a roof inspection cost?

Less than you may think. You can usually get a professional roof inspection done for between $100 and $300. Large roofs may cost a little more.

It's a small price to pay to prevent larger, costlier repairs.

Keeping records of your roof inspections may carry a financial benefit, because it can help you make homeowners’ insurance claims run smoother if your roof is damaged by a storm. The paper trail helps you show that you've taken all the steps you need to take to keep your roof in good repair, and will strengthen your claim when you say the roof damage is a result of storm damage rather than of neglect.
